Traditional rates offers nightly accommodations as well as dinner on the day of arrival through breakfast on the day of departure within our restaurants during traditional meal hours. Additional food and beverage offerings and experiences are available through meals afield or from our All Day Dining Menu offered as room service or in our restaurants during non-traditional dining times (10:00am-12:00p and 2:30pm-6:00pm) for an additional charge. Nightly rates begin at $1,045.
A three night minimum is required for all stays unless otherwise noted. Some holidays may require a four night minimum, and Thanksgiving is a five-night minimum. Friday and Saturday must be booked together. Contact the Reservations team for more information.
Rates, minus $100, are available for a single-occupancy stay. Rates do not include 9.75% sales tax, 5% occupancy tax and 20% service charge.

Children
Children of any age are welcome throughout the year at Blackberry Farm. Blackberry Farm’s fine dining restaurant, The Barn, is available for diners 10 years and older. Families with children of all ages are welcome to dine at The Dogwood with reservations between 5:30pm-6:00pm in a more approachable atmosphere.
NIGHTLY CHARGES FOR CHILDREN
We offer specific room types large enough to accommodate more than two guests. Children under 4 years of age may stay in their parent's room free of charge.
Charges for children 4 years of age and older, staying in their parent's room, will be $250 per child, per night, plus tax and service charge. This standard room charge covers meals, pantry snacks and beverages.
CAMP BLACKBERRY
Camp Blackberry welcomes campers four and older for daily sessions. Youth Discovery is available for campers ten and older. See the full list of Camp Blackberry activities and pricing here.
Private Babysitting services are also available and advanced booking is required. There is a 2-hour minimum for each babysitting request, though we do suggest booking a minimum of 3 hours for dinner coverage. We offer care for children as young as six weeks.
Meals are included at Camp Blackberry during normal dining hours as part of the traditional room rate.

Dining
All meals are special events at Blackberry Farm, and our Culinary team takes great pride in using only the finest ingredients to create memorable experiences. Breakfast and lunch are enjoyed in the Main House dining room. Breakfast is served from 7:30am-10:30am daily. Lunch is available from 12:00pm-2:30pm daily. There is an All-Day Dining Menu available at the Main House from 2:30pm-5:30pm each day. Dinner is enjoyed by reservation in The Barn at Blackberry Farm® or The Dogwood at Blackberry Farm®. Blackberry Farm’s fine dining restaurant, The Barn, is available for diners 10 years and older. Families with children of all ages are welcome to dine in the more approachable atmosphere of the Dogwood with reservations between 5:30pm-6:00pm.

Backpacks, blankets and trail maps are available from the Oak Cottage for exploring the 4,200 acres of Blackberry Farm. Ask any team member for his or her favorite picnic spot.

Attire
FOR DINNERS
Dinner at The Barn is an elevated experience where guests look forward to dressing up. Kindly note that suits, dress pants, skirts, dresses, well-kept dark denim and collared shirts are great options. Ties are optional, while jackets are recommended. T-shirts, sporting attire and casual wear are not permitted for dinner.
Positioned in the Main House and overlooking the Main House lawn, the Dogwood offers an approachably elegant experience where guests typically wear collared shirts, dress pants and dresses, but leave the jackets for other experiences. T-shirts, sporting attire and casual wear are discouraged.
FOR DAYTIME
Blackberry Farm is a place to explore, relax and enjoy the Great Smoky Mountains, so you will want to bring stylish adventure and resort wear for day time activities. We encourage you to be ready for your day’s activity and want you to be comfortable with your attire in the environment of our restaurants during lunch and breakfast.
Arrival & Departure
We guarantee your room to be ready at 4:00pm the day of arrival. Check out time is 12:00 noon. If you plan to arrive prior to 4:00pm please notify the Concierge so you can enjoy the many activities Blackberry Farm has to offer while your room is being prepared.
Cross-Property Access
While we love to encourage our guests to explore and experience all that Blackberry has to offer during their stay, we know that some guests are curious about touring, dining and activities at Blackberry. Due to our current capacity levels, both properties are reserved for registered guests only, and cross-property access is not permitted at this time.
Cancellations
Due to our size, cancellations affect us significantly; therefore, we adhere to a strict cancellation policy. Cancellations made at least 30 days prior to arrival will result in a refund of the deposit minus a $100.00 non-refundable administration fee. If your reservation is cancelled between 29 – 15 days of arrival, we will gladly move your full deposit to new dates from one year of your original arrival date, based on availability. If your reservation is cancelled inside 15 days of arrival, half of your original deposit will be forfeited, and the remainder of your deposit will be moved to your new reservation dates that must fall within one year of your original arrival date.
Please note that cancellations made at least 30 days prior to the event date will result in a full refund of the event activity fee. Cancellations made within 29 days of the event date will result in a forfeiture of the event activity fee.
Proceeds from the event activity fee for concerts will be donated to a charity – either the Blackberry Farm Foundation or another charity of the artist’s choosing. As a result, concerts (as well as their taxes/fees) are non-refundable.
Deposit
A two-night deposit will be charged at time of reservation. All applicable event activity fees will be charged at the time of confirmation.
Pet Policy
Blackberry Farm is pet friendly. Prior notification is required in order to bring your pet on property. A one-time companion fee of $250 will be billed upon departure. While on property, all pets must be on a leash and are not permitted in common areas or restaurants, including the Main House Veranda during meals. Due to their location, not all overnight accommodations are pet-friendly. Pets must remain crated in the Owner’s room while Owner is dining, on a guided activity, in the Wellhouse or in any other non pet-friendly area.

Smoking Policy
Blackberry Farm is a smoke-free environment. Smoking of any kind is not allowed in any indoor areas, including guest rooms and common areas.
Gift Certificates
